Public Consultation Meeting on Concordance By-law 790 on Wednesday, April 27 at 7 p.m.


The Hampstead Town Council proposed that the site of the former fire station be sold to a developer for a 16 story condo building. The first step was to make the necessary changes to the Town’s urban plan. Before finalizing these changes, a Register was opened to see if enough residents wanted a referendum on the subject. Not enough signatures were obtained and no referendum will be held, thus saving the Town $25,000 to $30,000. The urban plan changes were passed at the April 4 council meeting.

The Concordance By-law

Whenever changes are made to an urban plan, zoning changes must be made to match the guidelines in the urban plan. This is known as a concordance by-law. The draft of Concordance By-law 790 was passed April 4. This by-law deals with three sites, just as the urban plan changes dealt with the same three sites. Zoning changes in By-law 790

Hampstead School site – will be rezoned RA1, which is the old Hampstead zone. Should the school be closed and the land sold, only single family homes will be permitted. Prior to the Register, many residents in the area were called and told that the changes would allow a 16 story condo on the site. This was a lie. Neither the urban plan changes nor the concordance by-law allow anything other than single family homes on this site.

Municipal Garage and Yard site – The only change is the possibility of townhouses on this site if the area is redesigned

Fire Station site – This is the only site in town where a high-rise will be permitted.

Public Consultation Meeting

A public consultation meeting will be held Wednesday, April 27 at 7 p.m. at the Irving L. Adessky Community Centre, 30 Lyncroft. Briefs may be submitted to the Town Clerk and may be presented at the meeting (five minutes maximum and you must register with the Town Clerk in advance). The by-law will be explained and questions will be answered. You do not need to present a brief in order to ask questions or make comments. Everyone is invited to attend.
